Welcome to your private Emerald Hills retreat — where modern design and tranquility meet. The home is a fully independent ADU (Accessory Dwelling Unit). Although it is a secondary unit on a single-family property, it is completely separated from the main house with its own address, a private entrance, and a dedicated fenced lot, meaning you will not share the backyard or any other spaces. Please note that the primary bedroom does have one window facing the main home’s backyard. However, for your complete comfort and privacy, it is equipped with automated blackout curtains, giving you full control over light and visibility at all times. Additionally, the property offers two private parking spaces in tandem (one behind the other). The space is too narrow for parallel parking and is intended for a single guest group, so coordination may be needed if you plan to move cars during your stay. This is a non-smoking property. Any evidence of smoking indoors will result in a $500 fee. Check-in is at 3:00 PM, and check-out is at 10:00 AM. Early check-in or late check-out requests must be made in advance, and approval is subject to availability based on upcoming reservations. If a late check-out is not pre-approved, an additional fee of $50 will be charged for every 30-minute violation beyond the check-out time. Additional cleaning during stay can be arranged upon request for an extra fee. Trash: For garbage disposal, please place all trash bags into the trash bins located in the trash room next to the parking area. Due to our close proximity to the woods, please ensure all trash bin lids are fully closed at all times to avoid attracting wild animals. Please note that if any trash or mess is left around the bins, we will be required to perform a mandatory clean-up to prevent further wildlife attraction, which will be billed to the guest at $50 per clean. Utility Cap: To keep our nightly rates as affordable as possible, standard electricity is fully included in your stay up to a maximum cap of $100 per month from April to October, and $150 per month from November to March (or a prorated equivalent for shorter stays). This cap generously covers all normal, daily residential usage for this property (2 Bedrooms & 2 Bathrooms). Any excessive usage resulting in bills above this cap will be billed back to the guest at the exact cost at the end of the month/stay. We will happily provide copies of the actual utility bills for full transparency and submit a formal request through Airbnb. We want to be completely upfront about this to avoid any surprises, and we thank you so much for your understanding as we work to keep our rates reasonable for everyone! Home services: Landscape - Serviced weekly every Tuesday Pest - Serviced Quarterly Service companies will let themselves into the backyard to tend to their duties.
